Our published pricing reflects a property in standard service condition. That phrase does real work, so it’s worth explaining plainly — because it’s what lets us quote fairly and consistently instead of padding every price to cover the worst case.
It means the property is in the range of wear you’d expect from normal use: everyday dirt, dust, and grime, an empty or near-empty unit, and no extraordinary damage or biohazard. A typical rental turnover almost always falls inside this range — and when it does, the published rate is the rate.
Some conditions fall outside the baseline because they take materially more time, labor, or specialized handling:
None of these are problems — they’re just different jobs, and we assess them on-site so the price reflects the actual work.
Flat “one-size” pricing either overcharges the easy jobs to subsidize the hard ones, or lowballs and then surprises you with add-ons. Anchoring to a standard condition and quoting the exceptions transparently means you know what you’re paying for — and you’re never billed for a worst case that didn’t happen.
