Fact used: Zillow reported Birmingham average rent of $1,200/month, last updated Sept. 1, 2026. Dividing by 30 gives approximately $40.00/day in gross rent.

Seller Preparation & Staging
Facts used: NAR’s 2025 Profile of Home Staging reported that 88% of agents recommended cleaning the entire home before listing; 29% reported staging produced a 1%–10% increase in dollar value offered; and 49% observed reduced market time for staged homes.
Cleaning is not the same as staging. Kidoti uses the staging findings only to explain the broader importance of property presentation.

Alabama Construction Retainage

How the Carrying-Cost Example Is Calculated
The investor and post-construction pages use an illustrative example, not a Birmingham market average:
- $150,000 purchase + $50,000 rehab = $200,000 total project cost.
- 85% loan-to-cost = $170,000 financed.
- 11% interest-only financing = about $1,558/month in interest.
- Property-tax assumption = $220/month.
- Vacant/builder-risk insurance assumption = $200/month.
- Utilities assumption = $225/month.
- Total illustrative carry = about $2,203/month, or about $73.44/day using a 30-day month.
- At 165 days, that illustrative carry is about $12,118 before selling costs.
Financing rates, insurance, utilities, tax classification, assessed value, millage, and project timelines vary. Run the calculation with your own numbers before making an investment decision.
How the Vacancy-Rent Example Is Calculated
Zillow’s Sept. 1, 2026 Birmingham average of $1,200/month ÷ 30 = approximately $40.00/day in gross rent. Four vacant days ≈ $160.00; seven vacant days ≈ $280.00; twenty vacant days ≈ $800.00. Property-specific expenses are separate and are intentionally not represented as a single citywide “all-in” average.
